No, I mean I'll have to spend some money before the sale that I was hoping not too. Mainly the roof. I'm told it'll get me more after the sale than I invest but primarily helps the house sell quicker.

I gave the buyer of our house $1500 off the price of the purchase for them to get the roof replaced. I know what you mean about temporarily expensive. I'm about $2200 over budget so far and still hemorrhaging.

So, in spite of lots of attention, many compliments, and even a few guys telling me that I had the 2 best deals they'd seen all day, I didn't sell the car or motorcycle. It was just a shitty selling year. I'll give CL a shot next week.
We've been packing and moving stuff from the house to the garage and will be picking up a truck later today. Spent a few hours yesterday finishing some trim work. Moved a bunch of furniture. Had a pre-sale home inspection done. Met with a couple painters. Talking to a texture guy today as well a roofer. I'm just running out of time and will have to hire out a bunch of work, which is killing me because I hate spending money. All of this is happening way more rapidly than I had anticipated.
TW200 is going on the moving truck later today. I'm waiting on a special puller for Project Zero so I can finish putting it back together. '35 pickup/parts are going to Idaho on a trailer tomorrow (if I can get it on the trailer). Realtor want's both shops completely cleaned out so my brother has gotten the paint shop almost done. I've got a lot of work ahead of me.

So what is your realtor estimating the property at? $500k?

Depending on how things look after all the work is done, somewhere north of that. Obviously, I'm pushing for the high end -- realtor isn't as optimistic. My brother's house sold for $550 last fall. Almost the identical house, but one more bedroom, on the same size lot built by the same builder 1/2 mile from me. Was on a well and septic, needed a ton of work and had a smaller shop. It actually showed up in the CMA she prepared. Mine will have a new roof, paint inside and out, new flooring, newer kitchen, remodeled bathrooms and laundry room. Plus I'll have way nicer landscaping and I've got nicer out buildings. At first I was planning to take all the lighting and ventilation from the paint shop but now I'm probably only taking the compressor. In the other shop I'll leave everything with an option to buy the hoist, otherwise I'll probably take it with me.

Haven't been back yet. Still in Idaho.
Spent some time this afternoon with the guy I'm hoping to replace for the new gig though. He didn't have any local jobs to schedule while I was here so we went over crash data retrieval on my mom's new Camry. He had a job in North Dakota last week related to a complaint about a gear selector knob on a Ram. Looks like it'll be an interesting job if it all goes as planned.

What work do you have left to do on the house? Let me know, and if there is something I could do maybe I can do it a little cheaper than someone else. It'll help me out getting some cash in my pocket and save some for yours. I won't sign up for a job I can't do and Dick it up.

What's left to do? Only almost everything. I've got pretty much everything scheduled though. Wall repair and texture guy finished up yesterday. Painter starts inside Monday morning. Roofers are about 2 weeks out. Then the painter comes back to do the exterior then new gutters go up. We're picking out flooring and buying fixtures and lighting tomorrow. Have a guy scheduled for next week to clear out a slow drain in the laundry room. I'll be doing some work in the attic and crawl space along with landscaping work and pressure washing.
I wasn't expecting to have to do anywhere near this much work. I honestly thought that the value was in the land but the realtor thinks otherwise. Not sure I agree but she's the pro so I'm going to defer to her at this point. House should be pretty nice when we move out though. Don't much care what the next owner does with it as long as the check clears.

It is a lot of shit to do. And it's killing me to pay other people to do it but the truth is I can't do it all.
Planning to list in about a month. The odd thing is that the realtor is primarily focused on the house. All the subs who have come out to do estimates or do work have all been commenting on the lot and shops. Go figure.

Maybe because to them, they can do the work themselves and would prefer a slight fixer. But finding a shop and a lot that size, good luck.

Yeah, it's weird. I'm curious to see what kind of interest it gets when it's listed. Until then, keep my head down and work.
Trying to get the bastard bike back on the road.
Got the engine all back together and the carbs rebuilt. Got it back in the frame last night and hooked up enough the crank it over. That's when I was reminded of my iffy starter. Got one on order. Hoping to have it back up and running by next week.
